Nude Dunes available to rent as a shop or commercial unit

Nude Dunes is being advertised for rent by Le Rossignol Estates.

The controversial former Nude Dunes restaurant in St Ouen's Bay is now available for rent as a commercial building.

It's being advertised by a local estate agency after the owner failed to get permission to use it as a holiday let.

Nadia Millar has tried repeatedly to get consent for the beachside former restaurant, which closed in late 2023, to become self-catering visitor accommodation, but she has faced strong public opposition.

Her latest planning appeal was dismissed in October. 

The site has since got approval for Class A commercial use, meaning it can be used for retail - such as a shop, beauty room or by other customer-facing businesses - but not as a café, restaurant or bar.

A statement says this ensures the building can be 'returned to productive use':

"Whilst the owner is disappointed that the building can no longer provide public leisure access in the form of a café or restaurant — an outcome made impossible by the opposition that prevented the necessary planning approvals being secured — they have focused on ensuring that the site can be brought back into appropriate, commercially viable, and sustainable use."

The advert on Le Rossignol Estates website describes the building as an 'exceptional base' with panoramic views and lists the possible uses:

Permitted Use (Class A – Shop Use) Under the Class A planning approval, the premises can lawfully accommodate:

Retail and public-facing businesses • Retail shop selling any goods • Hairdressing or beauty salon • Pharmacy or dispensary • Travel agency or ticket sales • Estate agency • Betting office • Shop providing financial services or advice • Hire of domestic or personal goods (e.g. surfboards, bikes, appliances) • Sale of sandwiches or other cold takeaway food (no hot food) • Laundry, cleaning or repair services with public access • Display of goods for sale Professional services with public access • Financial services office/shop • Insurance, mortgage or advisory services • Appointment-based professional practices fitting within Class A criteria.

Uses Not Permitted • Restaurant, café or coffee shop • Hot food takeaway • Bar, public house or nightclub • Any use involving hot food preparation on site • Hospitality or leisure uses outside Class A.
