Guernsey estate agents Watts are marketing the land at Pointues Rocques.
The 4.25 acre site has planning permission for nearly 70 homes, but MD Jo Watts says it could accommodate more:
"To the 68 homes there is also another parcel of land next door which could also be incorporated which could fit 30 or 31, so that would go a long way to satisfy the housing shortage that we are currently experiencing."
It has taken years to get planning permission at Pointues Rocques but that was granted in May this year and is valid for three years.
The land, an old vinery, is level and clear and is described as a 'fantastic setting on elevated ground, regularly shaped, and with a panoramic vista with distant sea views.'
It is close to Delancey Park and a second vehicle access is possible.

Jo Watts says the approved plans are for a mix of housing types:
"We're looking at mainly one, two and three bedroom houses, which is where the main housing need is considered to be.
"But there's an opportunity to go back with a revised application if a developer wants to put their own spin on it.
"There are larger developers out there, and opportunities for joint ventures and opportunities to do it on a phased basis, or land parcelling."
Dealing with Guernsey's housing shortage is a key States priority.
Guernsey Institute of Directors economist Richard Hemans says increasing housing supply will boost economic growth and lower the cost of island living, as housing costs are a key contributor to inflation.
