Local market rents now average just under £2,200 a calendar month.
The latest States Property Bulletin for the first quarter of 2026 shows that demand over supply is pushing up rental prices.
They are just under 45% more than they were in 2021 and an average rent for a Local Market home is nearly £2,200 a month.
Property sale prices on the Local Market averaged £604,000 which is a rise of 1.4% on the final quarter of 2025 and 4% up on one year ago.
Over five years prices are up just under 20%.
It is taking an average of nine months for a Local Market home to sell and the price achieved is around 8% less than the asking price. 6% are new builds.
Guernsey's Open Market prices have dipped, with the median sale price £400,000 less than one year ago at £1,494,000.
There were 28 sales over the first quarter of 2026.
